Reserve a boat with your stay and we bring it to the dock at the house, fueled and ready. Add a tube or lily pad and it comes with it. Book a week ahead to guarantee delivery.

All lakefront with a dock and kayaks, 45 minutes to an hour from downtown Knoxville, near Beach Island Marina and Boathouse at 33 (formerly Bubba Brews). Most docks are private; the two Hickory Valley homes share one.

Pontoons, tubes & lily pads, delivered to your dock
We keep eleven pontoons for our Norris Lake guests. Reserve one with your stay and it's tied up at the house when you arrive, with a full tank, life jackets, tow bar and anchor. Add a tube or a lily pad to the rental and we deliver those too.
- Book boats, tubes and lily pads at least a week in advance to guarantee delivery. Available April through October at select homes.
- You'll get a lockbox code for the key on your rental day; drop it back in when you're done.
- Operator must be born before Jan 1, 1989 or hold a valid boater's license (we keep a copy on file).
- Return the boat to the house with a full tank and before 8 PM. No night operation per our insurance.
- Tubes and lily pads are rented separately. Ask for pricing when you reserve the boat.

Planning a fall or spring trip?
Norris is a TVA lake. It reaches summer pool about a week before Memorial Day, then TVA draws it down through the fall for flood storage and refills it in spring. Some coves stay deep all year; others lose the dock once the level drops, and each one drains on its own schedule.
Year-round water (dock floats every month): Swan Seymour, Tumbling Run Estates, 210 and 206 Jessee Rd, 198 Jessee Rd, Cedar Cove Cottage.
Seasonal water, and roughly how late each dock floats in a normal year:
- 117 Summer Breeze through mid-October
- 156 & 158 Hickory Valley through October 1
- 106 Summer Breeze (White) through Labor Day
- 106 Summer Breeze (Blue) usually Labor Day; in a dry year it can go earlier

Norris Lake
We had the best time ever on our multigenerational vacation at Swan Seymour. Our host Gunner immediately responded to all my questions. We had 14 family members and were extremely comfortable and never ran out of fun things to do at the home.
Having the boat delivered felt like a luxury experience and instructions communicated well. The cove was quiet and wonderful for using the kayaks. Between boating, fishing and swimming our children were on the water all day and exhausted at night.
By far the most hospitable house we've ever rented. Everything was as described or far better. Location is great, views amazing, interior of the house was clean and layout was excellent. Would go back in a heartbeat.
The rental was very clean and had easy access to the lake. My family enjoyed the kayaks and the hot tub. The bedrooms were very spacious. Having a bathroom for each bedroom was a real plus.
At Norris, it's hard to find a place without stairs on the water so this property gets huge points for that when it comes to loading and unloading the boat with kids. It's at the end of a quiet cove so perfect for swimming. We loved it here!
Pictures don't do it justice. We ranged in age from 72 to 2 and everyone was fully entertained from the very first minute. We rented the pontoon boat as well, and that was great too!
Gulf Shores
We had such an amazing stay! The condo was everything we hoped for: beautiful, comfortable, clean, and the perfect beachfront location. And the pool was absolutely incredible. This condo is a true gem!
Absolutely everything you need for the beach, cooking meals and cleaning. I have never stayed in such a well stocked house as this one. The beds were comfortable and spacious. Very responsive host!
Oyster House B2 was an amazing home. We had three families together for a Spring Break trip. House was completely stocked with necessary items. Two dishwashers is a nice touch. Plenty of room and proximity to the beach is excellent.
Being right on the beach was incredible, and we loved being able to step outside and enjoy the views and sound of the ocean. The pool was fantastic, the perfect place to spend time when we wanted a break from the beach.
A beautiful home with all the amenities for a dual family vacation. The beach and pool were close with easy access for the grandmothers. Dolphins swimming out front every day.
We travel to Gulf Shores annually. This was by far the best accommodations we have ever had. Two dishwashers, two refrigerators, two washers and dryers. We cooked almost every evening and never went without.

- Lakeside food, drinks and live music. Five minutes by boat from the Hickory Valley and Jessee Rd homes, 15 by land from Summer Breeze and Cedar Cove.
- Beach Island Marina
- Boat ramp, gas, slips, and tube and ski-boat rentals. Closest launch to most of our homes; you can leave your trailer there if you ask.
- Judge Willard J. Brogan TVA Ramp 5697 TN-33, New Tazewell
- Free public launch on the water side of Swan Seymour. The easy option if you're towing.
- Norris Landing Marina & Jimmy's Place Tazewell
- Full-service marina with a ramp, fuel and a general store, and Jimmy's Place on the water is one of the best meals on the lake. About 15 minutes by land from Summer Breeze and Cedar Cove, 20 to 30 by water.
- Straight Creek Boat Dock & Cedar Grove Marina
- Put-ins for the Summer Breeze homes and Cedar Cove Cottage.
- Norris Dam State Park
- Hiking, the dam overlook, and the historic grist mill. Good rainy-day drive.
- Big Ridge State Park
- Trails, a swimming beach, and canoe rentals on a quiet arm of the lake near Maynardville.
- Museum of Appalachia Clinton
- A whole village of restored cabins and homesteads. Kids like the animals; adults like the music.
- Groceries
- Food City in Maynardville for the Hickory Valley and Jessee Rd homes. Ingles in New Tazewell for Summer Breeze and Cedar Cove. Stock up before you come down the hill; the roads to the coves are narrow.
Gulf Shores & Fort Morgan

- Right across the street from the houses. Breakfast, seafood, and a deck on the bay.
- Sassy Bass Amazin' Grill
- Six minutes down the road for Navy Cove oysters and a drink with a view.
- Jesse's on the Bay Fort Morgan Rd
- Upscale steaks and day-boat fish upstairs with a sunset view over Mobile Bay; The Cold Hole downstairs is the casual bar with live music and boat slips. Book ahead for dinner.
- Fort Morgan Marina
- Inshore and deep-sea charters, a short walk from the door.
- Historic Fort Morgan
- Five minutes away. Civil War fort, walk the walls, watch the ships come into Mobile Bay.
- Dauphin Island ferry & Sea Lab
- Ferry leaves four minutes from the house and runs several times a day. Estuarium at the Sea Lab is a great half day with kids.
- Bon Secour National Wildlife Refuge
- Boardwalk trails through dunes and pine flats on the way to town. Free.
- Golf
- Kiva Dunes is eight minutes away. Peninsula Golf & Racquet is 19 minutes with 27 holes.
- Town & groceries
- Downtown Gulf Shores is 18 miles east; budget 30 minutes each way in season. Walmart is 19 miles. Our end of the peninsula is quiet on purpose, so plan a big grocery run on the way in.

Check-in and check-out
Check-in is 4:00 PM and check-out is 10:00 AM unless your confirmation says otherwise. Times are firm unless approved in advance. You must be 25 to rent.
Docks and boats
Every Norris Lake home is lakefront with a dock and kayaks for guest use. 156 and 158 Hickory Valley share a dock, one boat per house; the rest have private docks. You can put in at Beach Island Marina about five minutes away and leave your trailer at the house.
What's provided
All linens, bath towels, cookware, a Weber gas grill with propane, firewood, fiber WiFi, and smart TVs. We leave a starter supply of dish soap, dishwasher pods, paper towels, toilet paper and trash bags. Bring extra paper products, beach towels, and your own toiletries.
Pets, smoking and parties
No pets at any of our properties. No smoking or parties anywhere on the property. Quiet hours are 10 PM to 8 AM.
Lake levels
Norris is a TVA lake. It fills to summer pool about a week before Memorial Day and is drawn down through the fall, with each cove draining on its own schedule. See Planning a fall or spring trip for which homes have year-round water and today's elevation.
